Payments, deposits, and expenses

State the rent as a total amount or as a periodic amount, together with the payment dates and method. If an advance payment is required to reserve the property, identify whether it is refundable and under what conditions.

The security deposit clause should explain that it may be used only for lawful deductions, such as unpaid rent, missing items, excessive cleaning, or damage beyond ordinary wear and tear.   1. Premises. The Landlord rents to the Tenant the property described above, together with the furniture, equipment, and areas listed in the attached inventory, if any.
  2. Term and use. The tenancy begins and ends on the dates stated above. The property shall be used solely for the temporary purpose stated in this Agreement and shall not be used as the Tenant's permanent residence unless required or permitted by applicable law.
  3. Rent. The Tenant shall pay the agreed rent in the amount and by the method specified above. Any late payment consequences shall apply only to the extent permitted by applicable law.
  4. Security deposit. The Tenant shall provide the stated security deposit. Subject to applicable law, it may be applied to unpaid rent, missing items, damage beyond ordinary wear and tear, or other documented amounts properly due under this Agreement. Any remaining balance shall be returned after inspection and accounting.

Condition, inventory, and property rules
