Payments, deposits, and cancellations

The agreement should say whether payment is due in advance, at check-in, or at another agreed time. If a deposit is collected, state its amount, the conditions for deductions, and when any remaining balance will be returned.

Cancellation terms

A practical cancellation clause states the deadline for cancellation, whether a refund is available, and how the parties must give notice. It may also address cancellations caused by force majeure, such as events outside either party’s reasonable control.

Property rules and responsibility

Day use arrangements benefit from clear rules concerning noise, smoking, pets, parking, visitors, commercial activity, and prohibited conduct. The guest should agree to return the premises in substantially the same condition, subject to ordinary wear from proper use.
