  1. Premises. The Landlord rents to the Tenant the commercial room described above, together with the shared facilities expressly listed in this Agreement. The Tenant acknowledges having inspected the premises and accepts them in their current condition, except as recorded in any attached inventory or condition report.
  2. Use. The Tenant shall use the premises solely for the permitted business use stated above. The Tenant shall not use the premises for any unlawful, hazardous, disruptive, or unauthorised purpose.
  3. Rent. The Tenant shall pay the monthly rent stated above on or before the agreed due date, by the agreed payment method. Late payment shall be dealt with in accordance with applicable law and the terms stated in this Agreement.
  4. Deposit. The Tenant shall pay the security deposit stated above. Subject to applicable law, the Landlord may apply it to unpaid rent, repair of damage beyond ordinary wear and tear, or other amounts properly due under this Agreement. Any balance shall be returned after the end of the tenancy and final inspection.
  5. Costs and utilities. Responsibility for utilities, internet, cleaning, taxes, insurance, and service charges shall be allocated as stated in the table above. The Tenant shall promptly pay all amounts for which the Tenant is responsible.
  6. Maintenance and alterations. The Tenant shall keep the rented room reasonably clean and shall promptly notify the Landlord of damage or required repairs. The Tenant shall not make alterations, install signs, or attach equipment without the Landlord’s prior written consent.
  7. Access and common areas. The Tenant shall comply with building rules, security procedures, and reasonable access arrangements. The Landlord may enter the premises on reasonable notice for inspection, repairs, or other lawful purposes, except in an emergency.
  8. Assignment and subletting. The Tenant shall not assign, transfer, license, or sublet all or any part of the premises without the Landlord’s prior written consent.
  9. Termination. Either party may terminate this Agreement by giving the notice stated above, subject to the agreed term and applicable law. A material breach, including non-payment of rent or unlawful use, may give rise to additional rights and remedies as permitted by law.
  10. Governing law. This Agreement shall be governed by the law applicable in the jurisdiction where the premises are located.

Any inventory, condition report, building rules, or written addendum signed by both parties forms part of this Agreement.

Responsibilities of Landlord and Tenant
